d/all, We have a 3 BR flat in OMR road which we rented out in March. This is our first property in chennai. Although we had a 11 months tenancy agreement, the tenant is vacating now due to change in job. We have advance paid by him. Since I dont have much idea about property rental market in chennai, i would like to know that while returning his advance what are the usual deductions that I can make like painting, cleaning, damages to fittings etc. I would like to know what is the norm (like 1 month rent for painting etc) for such charges. Moreover, pls let me know which other dues i need to check whether he has cleared or not? Alos, Kindly suggest some agent who deals in OMR road to get a new tenant. or any other website which will help to get a new tenant easily. Many thanks.
In my rental agreement, 5000 is deducted out of total advance(1L). This is for painting/cleaning charges. Hope this helps.
