hi helpmeangel, Nothing wrong in asking the details Afterall buying a house is not a simple matter. we bought one more apartment in bangalore, near to my husband's office. He bought it with a group of friends... got some good price etc... But now, we feel having 2 home loans is unnecessary burden now that my kid has started her schooling and all... thats the only reason we want to sell this flat. Loan : there is an existing home loan with Axis bank, with balance of 25L+, which is transferrable to the new buyer. All documents are clear. EC (Encumberance certificate) - for 10 years, Khatha certificate Electricity meter name All are in my husband's name only. now to how old this apartment is : we moved in around mid-2009. so it is almost 3.5 yrs. But truly speaking, it was almost unoccupied for 1 year ... since i went to my hometown for my second delivery and summer vacations Also now we vacated the house and painted it fresh. Fans, lights, 1 geyser, cooking hob, chimney , wardrobes all present. Just moving in with clothes, bed, kitchen vessels enough
As of now, it is 15k + maintenance [ generally tenant would be paying that too ]... going forward, it is possible to charge 20k after an year or so. Metro phase 2 plans have been approved, and our area has got a mention in the map as "Basapura Road". So no doubt the prices will go up after few years.
