Wow... just think about this.. a flat that i sold 2bhk 820 3 years back at 22lacs in the ullagaram-nanganallur area is now being resold at 35lacs..it is 12 year old... nothing much to talk.. a plot that i missed at 12lacs in 2005 is resold at 1.1crore...and this is why people always throng at the prelaunches..the fear of missing the bus.. that is xxx times profit in 8 years..
Oh, you could have kept the flat. These days you do not get anything for 22L. Even construction values have shot up. Prices have gone up like crazy in the last 2-3 years. I however see a bit of stagnation in the next year or two. But however we have been wrong before too. RE is unpredictable.
no issues for me..i reivested and the new place also has appreciated well..i have not lost on that.. i moved to a 3bhk..

no idea if it is worth buying depends on a lot of factors..but it is low lying according to me.. deccan estates does a decent job.

The flat's owner, foreign bank Standard Chartered, sold the 4-BHK flat along with two car parks to a senior management executive of Citigroup.
Samudra Mahal is a famous building in Worli. We had records set through previous sales too. South Mumbai is expensive area. Napean Sea Road routinely clocks 90K per sqft. Marine lines is another sought after area. Many dealings done in part black so it does not come out. Office rents at Nariman Point and Cuffe Parade hits 400+rs/sqft a month on average. In Chennai, 120-150 is the higher end. RK Salai & Nungambakkam demand high office rents. Guindy is 70-100. Chennai has much lower rents in office space. Transformation of BKC area to be the alternate CBD is interesting. Pali Hill, had 3-bhk flat in late 97/98 for sub 40-50L now has become high end area and prices have crossed 10-12C. Bandra was always famous, now I think 45K/sqft is the price.
