Price of plot in Unitech off Vandalur-Kelambakkam road is Rs.45lacs per ground..
Price of plots in Madambakkam/Rajakilpakkam is 75lacs upwards..
In Ponmar, there are panchayat approved plots for sale just opposite Prince Engineering College.. They were quoting Rs.1300 to Rs.1700 based..
1900 sq ft semi independent villa (row house) in Unitech off Vandalur-Kelambakkam road is Rs.80lacs..
price of a gated community very near to rajivgandhi memorial sriperumbudur or a very near to national highway 4 , is 3200/sq ft, if interested PM me ,,,,,assured rent of 20k
when good projects located on nh4 and in and around rajiv gandhi memorial are quoting for around rs 2500 psqft, why is this project being quoted for 3200 psqft? prolly 20k rent is factored in the rate quoted by you.

New Pre-Launch Projects in OMR
Hira is pre lauching their Urbania project in Vandalur-Kelambakkam Rd (Thaiyur).
This is between Vijayshanthi Lotus Pond and OMR Juntion.
Urbania is a lower end project, specs will be not as good as Upscale project. So do not compare them.
Price around 3500-3700.
Askhaya is planing to build the tallest tower in the region at OMR.
Project is called Abov.
It could be 55 to 60 floors probably as Albatross is 50.

Builders are not accepting booking for both projects. But if you have good contacts with brokers or builders, there might be a way to book them.
The war of the who is mighty begins..and we all know what is happening when the biggies from the industry enter the re market.-- tata, godrej, empee is now joining the list..
but are we seeing a growth without proper planning?? only time has to tell us..
I feel it is good for the suburbs to have big companies enter and build nice townships.
Take OMR or GST, interior areas are all haphazardly developed as they did not come under CMDA. Narrow streets, bad plot layouts not suitable for good housing.
Local builders do not have enough money, so I think it is time to encourage the TATAs, Hira, etc. I prefer they build some nice buildings with great architecture instead of just concentrating on low cost housing which is necessary. 10% of inventory should be focused on good high rise buildings.
