Hi IL1, I am no expert in Real estate, but I am sure of one rule - Location is one of the most important factor esp. for investment. In Bangalore, investing close to IT companies and/ major infrastructure development would make more sense. With 40-50L budget, you can target an apartment closer to the IT belt or developments. You can rent out the apartment incase you want some regular income from the investments. Villas in 40-50 budget would be tough, probably in the outskirts or upcoming areas. But land value generally appreciates (again, location is important). You can consider the following areas for apartments: 1. South Bangalore - bannerghatta road, electronics city, hosur road, HSR layout, JP nagar etc 2. Sarjapur/Outer ring road belt 3. Marathahalli and Whitefield belt 4. CV Raman nagar and Bagmane tech park belt 5. KR Puram 6. From Hebbal to New International Airport belt Villas (gated ones) are generally in the outskirts of the city. Many of them are in the luxury segment and cost above 1cr. You can consider Budhigere cross (Old Madras Road), Jigani, Hosur road/electronics city for villas in 40-50 range. Please note, there are a lot of properties in litigation in Bangalore, esp land deals (plots etc). Please do due diligence before investing. all the best!

Nowadays even prestigious builders like Purvankara, Sobha are also running into litigations or delays in their constructions. At this time, opt for a project which is completed or closer to completion to avoid any litigations or delays.
