For the appartment the customer service will call us for internal modifications. When it comes to that what all do you suggest can be modified. Can you please tell me what is the current trend there? I was worried, that you would have left for chennai. it is very easy to apply for pan number these days. i think there is online application form too. check out the incometax website. Shalini, so happy for you. you mean the sale agreement or the registration also. how much was the tax and also could you tell me how much uds did you get.just curious. regarding modification, you cannot change anything that needs to move the columns, as long as there is no disturbance, you can change or add things. like we are right now looking at a plan. we felt, that the flat was not getting enough lighting. so we asked for french windows than the normal windows, another we asked for an extra sink in the utility area, and the builder said all are fine as long as we foot the extra cost of the sink . remember, even changing the model of the switch will cost you.:rant
Hi Shanthi, Sorry for delayed response. I was trying to contact the builder for exact UDS because in the agreement it has just indicated in % but not the exact numbers. But then the UDS as far is around 550 or so. It is not more than that. I have added my husbands name to the sales agreement. Registration (I am not sure when this will happen). Do you have any idea? I was thinking of double sink for the kitchen, other than that may be the tile colors. Do you have an idea about current trend for tile colors. I was thinking of White but not sure yet. Also we are going to rent it out for minimum 3 years so again it is like do we need to spend now? Thanks Shanthi, Shalini

shalini, tile colors is upto you. uds is how much percentage of your flat.. does it come to 45-55%. Regarding super built up area and carpet area, both are not same. they are two different things. carpet area is the area falling within the four corners of the outer walls of the flat. Plinth area means the carpet area as added by the thickness of the walls of the flat. while the super built up area is the entire area of the flat including the outer walls and the undivided share and interest in the common areas. Most of the times, the carpet area is around 80% of the superbuilt up area. but these days some builders do not give that.
Dear Shan I have a doubt..It explicitly shows my ignorance but I need to know.. The earliest Legal verification of the flat approval and related documents is possible at at what stage of construction? There is no scope for verification before the approval is through right? I mean in the soft launch period itself? Isn't it slighlty risky? I happened to request a builder this morning to scan across the papers .They claimed that everything is intact, some banks have pre approved their project and they will releae an official launch ad in the papers and things move from there on.So of I have to book I need to do it within a couple of days to save myself from the substantial price rise.:bonk Regards Sowmya
sowmya, Even the builder i am with, did not give me the documents before the booking amount (we are related ), it is the norm. it is a risk we take. In our case the booking amount was 5lacs, which was too high compared to the 50k that many ask. Actually these days, lot of builders, just launch with nothing concrete, in the sense, they don't even take approvals. my assumption is that they feel the demand, and then go in to the next step with the money that they get from the booking amount. they have nothing to lose?? you can take the survey number of the property and check out for the details but nothing more can be done on that, until the builders release papers. who is the builder. these days the demand is increasing slowly, and that is the reason all the drama.

Iam referring to yaara. Apr 30th is the last date for booking at Rs.2725 per sq ft From May 1st it becomes RS.2800 and after the official launch on Akshaya trithiya it zooms to Rs.3200. (that's when the approval will be through!) He has pre approved sanctions from some banks.. so if we map to one of them, they may oblige for legal verification This is today's update.Yes.. I got a call from them to know the status.But we plan to go with an institution not in his list, so it's temporarily dropped. Regards Sowmya
somwya, tell you what, I prefer going to a person not in his list. i have heard banks are in co-horts with builders. I took legal opinion paying around 5k from some HC lawyer through an acquaintance. now the bank is going for a legal opinion through the panel lawyer. there is no harm in double checking/verifying things before going in, after all it is our hard earned money. be very strong about not paying the next 10% which he will pressurize without seeing the approval.
