I know the landwork started in 2012 end but the launch happened only now. talking about appasamy's new project luz amor right on royapettah high road, on the luz corner. adjacent to vidya mandir. priced at a basic price 16,000 feels pricey. pros-city centre. close to all amenities. cons- the road is very congested. the entrance and getting in and out will be a issue. pollution and noise being next door to the school as well as the road.
Remember discussing and helping him take a decision and he should be a happy man today. raj, do you remember my covincing you about looking at kayarambedu instead of chengelpet.. all the branded builders have a project going on this stretch..shriram sankari, lancor, xs-real. i think shriram sankar has a phase ii open. xs-real is underconstruction.

anybody looking for property on the same royapettah high road can also look at ishan by s&S just a few m distance between appasamy's amor and ishan.they are quoting 15000.. with clubhouse, genback..and all that is being advertised these days.
in the weekend had the opportunity of visiting iskon.injambakkam. and i really loved voora's 96. the independent villas are coming up good. but at the same time, the very closeby graveyard is a big thumbsdown to me. i was there around 8 and i could not avoid a blazing funeral..the body was burning..and i was really surprised to see a restaurant so close and a very posh looking independent house also on the same road. lots of flats coming up that place..looks like nobody bothers if there is a corpse burning next door.. priced at 1.75+ to 3+ crores, the location is a damper for me..
Coming to Royapettah, Vertica project on Peters Rd is coming up very well. Very close to Satyam Theater Junction. High density 2.5 FSI project, so bit lower UDS. Don't know what the price is now but it opened at 12K on prelaunch and 14K, but this was back in early to mid 2012. Top notch high end amenities good floorplans, but only large sizes. They have very few 2-bhks that too 2000sqft in size. So it would not suit most people.
surprised to see nanganallur zooming to 8-9K ! neighboring Adambakkam is also gone upwards of 6-7K I guess!
Overall Realestate seems down to me, am I right? If you see DABC site all of their launched projects are seems to be not sold? or I am missing something?
