Investing in guduvanchery or oragadam land

Your advise is very valuable !!!
I kinda of confuse with investing in Flat or Land.

I just enquire with my contact regarding the flat in Chennai.
if you investment in flat you have to get rent immed if not its going to be a dead investment. they mention place like OMR , oragadam and etc.. it will be empty for long time and this is hazell with flats. - TO MUCH OF INVENTORY ---- in OMR ...

ON Land front - it prove on to be best ROI but you need to pick the right place and which has growth potential.

I know i'm too late to enter in this area.
So i decided to buy a land, checking the price guduvanchery or oragadam they very high.

Can you please give me idea on buying land in these area with clean title and secured land.
