Really sorry for late reply,

I gone throw the thread, me too have the plan to construct the house on my own, i understand the risk and challenges that ll come across,but still i am doing it just for satisfaction because it is one time event in my life so i want to enjoy with that. i have a plan to manage these that i will share with you all after get the plot ready.

For patta and plan permit, 10% plot cost enf for these areas..?

There was some plots available behind Reliance Pertrol bump, spkoil they quotes Rs 800 / sqft. but i did not visited the plot. please share your thought if you have any idea on this..?

you are talking about the lc40 road plan??. i think the acquisitions are over or in the process..that is why the land adjacent are gearing up for higher prices..again not sure.but according to a government notice i read sometime back in last year the acquisition were in place.. and i had posted an article from the hindu showing the plan of the roads..not sure in which thread.

the new metro rail is confusing me everyday..but the rates are going up showing the new orr/irr/metro...

chennai is gear for lot of revamp and when it going to be completed is a big question mark..

do your study of the area, and do not read it DO NOT...go for a desperate buy in fear of missing the bus..people tend to sell fast/cheaper when they have the fear of acquisitions..

raja, no worries. all the best for your construction..just now we were discussing in another thread the cost of construction..for a decent construction the rates have moved +20%. and for high end it is 1600:drowning:drowning..so budget accordingly.

is this anyway jemi housing's layout?? i have been seeing this promoted for more than 8/9 months..

sorry, I forgot the name of layout :bonk, but he told 800 meter behind the Rel Pertrol pump.
Is that worth to buy for that price..? there are very few house only constructed in that area.. hope so.. plz share your thought's on this...

What you thing about the wisdom properties layout at guduvanchery..?

Sq foot rate in vandalur

Jeayam construction is quoting 3750/sq ft for new house just opposite vandalur zoo. is it high? how much is per sq foot rate in that area?

Yes, some of them are asking for that price, stating mwc nearby.

do check for the documents and other things..why don't you check out kayarambedu and surrounding guduvanchery, where you can get resale plots for 15/20lacs..lots of new projects coming up there..this is just a thought and not a suggestion..

As you said, I have visited Guduvanchery,kayarambedu, Brindhavan Avenue Plot today and got a deal one ground for 11.75L. going to check the document today. before that i want to check with you about this area.

Please share your thoughts on this.

As far as i can see, kayarambedu area has good potential..right now easily affordable and also has a link between both gst/omr.

Sorry to sound ignorant, where does brindavan avenue come..who are the promoters.. the rate looks reasonable..475 sq/ft isn't it. does it come after intimate fashions?? and if so does it come near the indiragandhi(?) society plots...

From GST its 4.5km to Kayarambedu Junction from there 1km to Brindavan Avenue its located opp to kayarambedu govt school, plot cost comes around 490/Sqft.
