Buying Home In Texas Need Advise

    So here is the question, can we buy a new constructed home that was in list for 3 moths.
    Builder started the 2nd phase. This is the only house in 1 phase in listing for 3 months
    How we can calculate the house is worth for the money
    It's a 4 bedroom 3.5 bath

    Op, How are houses selling in the neighbourhood where the house is located? Meaning take the price point. Next seeing that the house is listed for 3 months and not sold, ask for inspection before finalizing. Yes, even new constructions need inspection. You shud always put in an offer with condition that it passes inspection you will finalize.If it passes inspection great, if not ask the builder to do necessary repairs if you feel they are not major. If its major , you can say no to proceeding.
    Seeing its for sale for 3 months you can easily go less than what is put as purchase price depending on a reasonable no.Tack in the closing costs for seller to pay too.Good Luck and congrats.

    Don't rely on your builder doing inspection. Hire your own inspector to do it. Its well worth the expense. You never know what is wrong. On outside it may look fine but leaky faucets, electrical upto code is only found by our inspector.
    Builder inspector is not entitled to give you benefit of the doubt. He will favor the builder.Put that in contract, the house has to be inspected by your inspector .

    Oh nice!!. I love the Collin County area. We are planning to move to Frisco in a yr or 2.We will be neighbours.

    School district ? This is one of the most important factors that seems to determine the value of a home in the US.
    Is there a reason why it was the only home that was not sold in the first phase ?

    Ok that's a good point. I always say buying a home is like buying eliphant, you buy for huge amount same way you have to spend more to maintain it.
    Wow yeah we are going to be neighbors!

    Do you have a realtor? If you do, they can look into it. My realtor was a no nonsense guy who would tell me right away why we shouldn't buy a house.
    It's a seller's market. Everyone seems to be rushing to buy. What makes this one sit for three months? Did deeper.

    For the first time, Dallas has slowly become buyers market. Have you looked at Zillow or trulia. There are price drops like crazy nowadays. Which is a good thing considering the houses don't last a day in Plano, Frisco, McKinney .
