GV rate is Rs 1200 ~ 1800 around. Assume you are talking about 60 x 40 ( 1 ground) and the sale value should not be more than 45 lakhs.
Mubi, The rate at Medavakkam actually depends on the nearness to the Main road ie, Tambaram -Medavakam - Velachery road or via sholinganallur. In that case it is approx 90~110 lakhs. Main reason for this higher price is that, builders are looking for this kind of places to construct 4 to 6 flat apartment and sell easily. Places 1 or more kms from the main road goes around 80 lakhs. My few cents...
Agree with @krishnaboll. Hard to find something on or close to main roads. There is a huge premium. Interiors areas are cheaper and have lesser development potential, but they are going to throw 70L+ for interior properties when you got to brokers. Try to get private sellers if you can. Good Luck.
