Can u give me the details(ie how is the area, transport facility, rate/sqft and also if u know any builder or land owner who is selling the land or house) about this area. Shobana, Thirumullaivoyal and all is a growing area. land value appreciates faster than flats. for a 7 year old flat, find out what is your UDS, the actual area, and what is the cost of a new flat. only then you can decide whether it is less or more. moreover the value of a flat will depreciate and not appreciate much. this is my opinion. regarding the distance, today in chennai there is nothing called far off. with the ites and the it parks coming up in ambattur, thirumullaivoyal looks attractive.
Suganthi, I think priyadarshini, and lcs both have gated community of duplex house without common amenities. to me priyadhashini lookd better because of it being near to boaz school, alpha matriculation and also shopping and hospital..(If you are following my posts here, i had been in the area recently....) The rents will be anywhere between 8k-15k depending on the area, and the persons.with the increase in interests, rental incomes should be good only. all the best.
Sangeetha, Go back a few pages, we have discussed priyadharshini and lcs both into duplex for mridhu. I am not into RE. But because of a fascination and interest I just put in my observations dear. even mettupakkam foundations have some row houses i think. there are lot of small players doing duplex houses in south chennai. do check the property plus on saturday...there are lot of projects. check them and do query them here..if i have heard about them will definitely help you out. right now land rates are soaring though papers talk about re cooling. re cooling is only for the flats and high end apartments. I have not personally heard about orchid constructions. but was looking at the plan for orchid garden (Assuming you are looking at it..) it is a row house which means both share a common wall in between...and also what is the rate he is quoting...a lot depends on the rate and the materials he uses.
Hi Shanthi, Regarding orchid construction they charge 2750 per square feet. But the square feet is 800 only. So i am not interested in it. If u know any other builders and land please let me know.

2750/sq.ft at that place looks too highly priced. you can try purvankara windmeire for around 3000rs i suppose. but the point is you will not have choices right now. go back and check most of the listings of builders are discussed here itself. if you are interested in the 3000-3500 range you will get flat/duplex in and around the madipakkam, nanmangalam, medavakkam, sembakkam area itself. then this is possible if you are not particular about the area. i have seen you asking for tambaram area frequently. if this is your first investment, be more open, think about all the options, the schools, the hospitals everything, if you have kids and elders at home. Check out the property plus of today, there are some row houses, semi independent houses advertised in the same range.

Hi all, me too looking for this Vandalur kelambakkam land. Vanichandra's post says per sq ft 795/-The Chennai Metropolitan Co-Operative Housing society Ltd.[/url]) says Rs.910/- I heard that, if u go for co-operative society land u must get 75% loan from the bank they mention. when i called their office, no proper response. They said u can pay full cash n can register land. thats it no documents required - this is the answer i got when i tried the office number. Has anyone tried?
